111 Coleman Blvd. is a 42,000 SF Class A office space that is a four-story building located adjacent to famous Shem Creek in Mount Pleasant, South Carolina. Stubbs Muldrow Herin Architects handled exterior design and interior tenant improvements. 

About the Project

The site also borders the busy Coleman Blvd., and historic Mill Street in the Old Village of Mount Pleasant. The office space is elevated above two levels of precast concrete parking deck due to the flood zone requirements. The office space has a common lobby for tenants to enter and exit. The building and parking structure include over 400 each, 80’ long prestress concrete piles.

The exterior building envelope consists of precast panels with inlaid brick. There is an additional two levels of precast parking structure adjacent to the office space for the use by office tenants and the public for better access to Shem Creek and its businesses.

The unique site location created unique challenges for both design and construction such as closely regulated building aesthetics, flood zone, soil type, seismic zone, wind speed category, minimal site access and staging, and major Mt. Pleasant events and festivals.
